D C Modular Construction Ltd and its Directors have over 45 years of experience in the modular building industry. Over this time, the sector has evolved significantly, with major advancements in construction methods and materials used in modern modular buildings.

Today, the industry is heavily regulated by planning and building control, with most modular projects requiring full planning consent and compliance certification — including As Designed and As Built Building Control Certificates, SBEM calculations, and EPC assessments. Energy efficiency and sustainability are central to everything we do.

For example, all our builds feature low-voltage LED lighting throughout and air source heating and cooling systems. As a result, our current builds consistently achieve a B-rated EPC.

In line with current Building Control requirements, our builds achieve the following U-values:

• Floor: 0.13 W/m²K

• External Walls: 0.16 W/m²K

• Roof: 0.10 W/m²K

All our structures are designed with fire safety in mind, carrying a 30-minute fire rating (internal to external and vice versa) as standard. This can be upgraded to a 60-minute rating when required by Building Control or the client.

We take pride in creating low-maintenance buildings, both internally and externally, using durable materials that reduce long-term upkeep.

Our standard specification includes UPVC double-glazed windows and doors, available in a wide range of styles, sizes, and colours to complement each build. For enhanced security, we can install heavy-duty steel external doors, frames, and window shutters. As a small, family-run business, we specialise in manufacturing one-off modular builds tailored to each client’s unique requirements. No two projects are ever the same — particularly in the education sector, where we’ve built hundreds of bespoke facilities for schools, playgroups, and after-school clubs over the years. We provide services across the UK, including Wales, Scotland, Ireland, and the Isle of Wight, and can carry out a full site survey prior to installation if required. All our buildings come with a 25-year manufacturer’s warranty.
